Four Ways to Own at Northstar, and What Each One Really Means

Four properties at Northstar, three legal ownership structures, and four meaningfully different ways to use the mountain. Two are full-ownership single-family homes, close in price, in the same neighborhood, and they still hand you very different weekends. One is a full-ownership condominium in the Village. One is a marketed one-third interest. Here is what separates them.

Start with the biggest one. 2211 Silver Fox Court is a 4,655 square foot single-family home on a 0.44 acre lot in Big Springs, built in 2002, with 6 bedrooms and 6.5 bathrooms, listed at $3,699,000. I am the listing agent, so read this section knowing where I sit.

Main-level living is what buyers react to first. The primary suite, kitchen, dining, and family room sit on one floor, which matters for a group arriving late on a Friday. Vaulted ceilings, exposed beams, and walls of windows frame Martis Valley and the forest.

From the end of Silver Fox Court, owners can connect toward Northstar's Home Run trail and the Highlands Gondola area when snow conditions, access rules, and mountain operations allow. That is a real convenience, and it is not the same thing as guaranteed ski-in ski-out access.

The HOA is $1,700 per year, which surprises people coming from Village condos. The seller also owns the adjoining homesite at 2209 Silver Fox Court, listed separately at $650,000. It is a separate parcel, offered separately, and it is not included with 2211.

1753 Grouse Ridge Road, the Same Structure, a Different House

Here is the comparison worth sitting with. 1753 Grouse Ridge Road is also full ownership, also a single-family home in Big Springs, also on a $1,700 annual HOA, and it came to market September 3, 2026 at $3,400,000. It is 4,030 square feet, 4 bedrooms, 4.5 bathrooms, built in 2006, with a 2-car attached garage, listed by Tori Long. I am not the listing agent.

Same neighborhood, the same stated annual HOA, priced $299,000 apart, and still not interchangeable. Where 2211 spreads across six bedrooms and main-level living, 1753 stacks its gathering space. The main level centers on a great room with exposed beams and a stone fireplace, an open kitchen with an oversized island, a main-level primary suite, and a deck off the back. The lower level adds a second living room, an office, a second primary suite, and two en-suite bunk rooms.

Full ownership again, but with a larger Village footprint. Unit 209 in Iron Horse South is a 1,750 square foot, 3 bedroom, 3 bathroom condominium listed at $1,650,000 by Mark R. DiGiacomo of Carr Long Real Estate. I am not the listing agent.

The single-level residence includes a primary suite, a second ensuite bedroom, a bunk room, a great-room fireplace, private owner storage, and one space in heated underground parking. The listing also describes ski-in ski-out access, a ground-floor fitness center and hot tubs, and year-round access to the Village Swim & Fitness Center. Buyers should verify the exact ski route, seasonal conditions, parking rights, storage rights, and amenity access through the current listing and governing documents.

The HOA is listed at $1,986 per month, or $23,832 when annualized. That covers a different combination of building services, common areas, and amenities than the $1,700 annual HOA stated for the two Big Springs houses, so the figures are not directly interchangeable. Buyers should review the current HOA budget, reserves, master insurance, current and pending assessments, and exactly what the dues include.

4002 Ski View, a One-Third Ownership Interest

This is where the price tag starts misleading people. 4002 Ski View is listed at $275,000, and that is the asking price for a marketed one-third ownership interest, not for the condominium. The unit is an 857 square foot, 2 bedroom, 2 bathroom second-floor condo in Ski Trails, built in 1975, listed by Toby Baird of Compass. The record shows three shares per unit.

The listing places it in the building closest to the Village, with a direct paved path to the base area chairlifts, and lists Northstar Property Owners Association amenities.

What the listing does not publish is the part that decides whether this works. There is no published fee, no published use schedule, and no published management structure, so do not assume any. A one-third interest is not one third of a value estimate, and it is not a guaranteed four months. It is whatever the ownership documents say.

Which Northstar Ownership Path Fits?

List price is the worst way to compare these four. Three are full ownership and one is a one-third interest, so the numbers are not describing the same thing.

Even inside full ownership, the two Big Springs houses answer different questions. Six bedrooms and main-level living suits a big group and a long stay. Four bedrooms with bunk rooms, two primary suites, and a lower entertainment floor suits a different rhythm. Both are full-ownership homes with the same stated annual HOA, but each carries its own maintenance, snow management, insurance, and repair responsibilities.

The Village condominium trades square footage and control for services and amenities, at a dues level that reflects it. The one-third interest lowers the entry price, but buyers still need to verify any use schedule, reservation process, shared-decision rules, management structure, financing requirements, insurance obligations, rental restrictions, transfer rules, and resale process in the governing ownership documents.

None of these is categorically better. They answer different questions. How many nights will you really be up here, how many people are coming, and how much of the work do you want to own.


What Buyers Should Verify

Whichever way you lean, the documents settle it. Ask for the deed and exactly what interest it conveys, the preliminary title report, the governing documents, HOA budgets and reserves, current and pending assessments, and any management agreement.

For the one-third interest, add fees, management obligations, maintenance responsibility, and parking, storage, and amenity access.

Then the practical layer, because this is Tahoe. Trail and resort access, snow removal, insurance, property taxes, storage, disclosures, and inspections. Review all of it with qualified legal, tax, title, lending, insurance, inspection, and HOA professionals. This article is a map of the right questions, not advice on any of those subjects.


Wrapping It Up

Northstar sells more than one kind of weekend. Two houses in the same neighborhood, on the same HOA, priced a few hundred thousand apart, still produce different ownership experiences. Add a Village condominium and a one-third interest and the range widens.
