August Tahoe Market Recap: More Closings, Sharper Pricing
August is when Tahoe stops pretending it has all summer. The lake is still warm, the mornings get honest, and the people who spent June and July looking start deciding.
The numbers followed the same pattern. Local closings picked up from July, dollar volume climbed with them, and the average sale price moved higher. Underneath that, just under six in ten sales finished below the last asking price.
That is not a contradiction. It is a market that is active and specific at the same time. Buyers were writing offers, and they were writing them on the homes that gave them a reason to. Here is what August recorded, and what it should change about how you price, prepare, or negotiate this fall.
